This Week’s Moves
I bought more Bitcoin at 21k.
I sold some Ethereum at $1,750.
I put in a new buy order for ROSE at 4.5 cents.
Selling Ethereum
I cut some of my Ethereum spot holdings this week. Not a huge percentage of my overall ETH stack, but still some of it. I am well in profit on this ETH since I bought much of it during the last bear market. Although I did mess up the cost basis by using that ETH in defi. My plan is as follows.
First Scenario: I am an idiot and Ethereum moons super mega hard post-merge. Then, I take the money and dump it into some lower cap coins that I think will dramatically outperform ETH in the next cycle like ROSE and AVAX.
Second Scenario: This ends up actually being a “sell the news” event combined with the macro mayhem and the price of Ethereum comes back down. In this scenario, I will rebuy the same quantity of ETH that I sold and pocket the difference. Essentially making this a swing trade.
Why I Have Not Bought Property Yet
House prices in New Zealand increased by about 30% in 2021 which is insane. And while the market is slowly but surely correcting, valuations are still high and many developers are still asking market peak prices for properties.
Before-tax, a property will make around 3.8% a year if bought at the asking price. But once we factor in tax, insurance, and council rates then the number is a lot lower. Meaning that I need to hunt for a good bargain to make the numbers more attractive. At least the banks are saying that property prices are likely to correct more.
This combined with rising interest rates makes the entire equation trickier. I could pay cash for a property, but I would prefer to use some of the bank’s money in theory, however, they are charging too much for it now. So using a nice chunk of my own cash may be necessary.
So I need to find a good bargain price for a property and will likely want to pay all or most of it in cash. The big bonus with property in NZ is that there is no capital gains tax when selling the property later (there is a waiting period).
So, if I buy a property for a million and then sell it in 10 years for 1.5 million I get to keep 500K tax-free. Then again, property REITs pay about the same and give the same potential upside and have more liquidity and benefit from the same tax benefits here in NZ.
Long story short, I am still looking and thinking.
